Early preview. Kipso is a working demo with sample data. Play with it, tell us what you think, and if you want to use it on your project, let us know.

Who it's for

For private developers and owner's reps

If you're the one paying for the building, or managing it for the owner, Kipso tracks the budget, checks every contractor bill and routes approvals, with AI doing the paperwork. Your team makes every call.

What it does for you

  • Change orders drafted for you. A note from the site becomes a draft change order with scope, cost code and the hit to contingency, ready for your review.
  • Approvals that follow your policy. Dollar limits set once; each change order goes to the right people in order, and only the person it's waiting on can approve.
  • Every contractor bill checked. Each pay-app line is checked against the contract, approved change orders and progress on site before anyone signs.
  • Budget and contingency you can see. What's committed, what's pending and a forecast of when contingency runs out, project by project.
  • A monthly owner report. Budget, commitments, forecast and contingency from live cost data, with a drafted summary you review before it goes out.
  • Run it for your client. Owner's reps can run Kipso on an owner's behalf, with the owner keeping its own data.

An illustration

For example

A developer's mixed-use project draws on a construction loan each month. Kipso checks the contractor's pay app line by line before it goes into the draw, and the monthly report for your investors shows committed cost, contingency and the forecast.

This page describes the simpler private setup. How the two owner modes differ. Implementing it for clients? See Partners.

Common questions

Do we have to use the bond and board features?

No. Those are for public owners. Private owners get a simpler setup with the same budgets, contractor bills, change orders and approvals, and a monthly owner report.

Can an owner's rep run it for a client?

Yes. Owner's reps can run Kipso on an owner's behalf, with the owner keeping its own data.

How is it priced?

It's free during the early preview. We expect to price it by annual construction spend, with unlimited users, the same for any owner.

Pay for the work that's done, and nothing else
