What Kipso and Kipso Bridge do, what they cost, how setup works, and how we handle your data and the AI.
About Kipso
What does Kipso do?
It's construction management for the people paying for the project. Kipso tracks the budget, checks every contractor bill and routes change orders for approval, with an AI agent for each project doing the paperwork. Named people on your team approve, certify and publish. It works for school districts, cities, colleges, hospitals and private owners.
Who approves change orders: the AI or our staff?
Your staff. The AI drafts the change order and routes it under your approval policy, and only the person it's waiting on can approve it. Approvals, certifications and agent actions are recorded with the person and time in an append-only, hash-chained audit log. Signed-in people are recorded as themselves; actions taken with a workspace's setup key or in the public practice sandbox are recorded under the name given and labelled as not signed in.
How long does setup take?
Kipso is designed to go live in a day: you send the files you already keep and it sets itself up. That's our target, and we'll measure it on real projects before we promise it in a contract.
What does it cost for a $30M program?
It's free to try during the early preview. When we sell it, we expect a program spending $25M–50M a year to be in the $25M–50M tier, at $4,000 a month ($48,000 a year), including setup, data import, support, admin and the AI, with unlimited users. That's a plan, not an offer.
Can we use it from ChatGPT or Claude?
It works with Claude today through MCP, the Model Context Protocol. Other MCP-compatible assistants, such as ChatGPT, may work depending on your plan; we haven't tested them yet. The same approval rules apply as in the app.
Is Kipso in use on real projects today?
Not yet. It's an early preview running on a fictional district's sample data. If you want to use it on your project, tell us.
Pricing
Why is it free now?
Because it's an early preview. We want people to try Kipso on sample data and tell us what works and what's missing before we charge anyone. Nothing is for sale yet.
Will my price change?
The prices on this page are what we expect to charge, not an offer, so they may change before we sell anything. If you use Kipso on your project, we'll agree the price with you in writing first.
What's included?
We expect every plan to include unlimited users, setup and data import, support, and the AI, with no implementation fee and no admin retainer. Using Kipso from your own AI assistant is part of the product, not an add-on.
What if we're bigger than $50M a year?
We haven't set a price above $50M a year yet. We'd keep the same all-in approach, sized to your program, so talk to us about what you need.
Why price by construction spend instead of per user?
Because the people who need access, from PMs and finance to the CFO and contractors, shouldn't be rationed. Pricing by construction spend is also how some other owner-side systems are priced, so it can be compared like for like.
Where do the comparison figures come from?
From public school-board and agency contract records. The year-one example is one large urban school district's 2026 contract, and the calculator's ranges come from other public contracts. They show what some owners paid, not a price list, and other owners pay different amounts.
What does a Kipso Bridge migration cost?
The dry run and mapping preview are free, and moving into Kipso is free. Into other systems we expect a flat price per migration, set by how many records Bridge reads: $2,500 for up to 500, $7,500 for up to 5,000, and a quote above that. These are expected prices, confirmed with you in writing first.
What counts as a record?
Each item Bridge reads from your files: a project, a budget line, a vendor, a contract or contract line, a change order or a pay application. The dry run shows the count before you pay anything.
Where do these figures come from?
From public contracts, board packets, statements of work and audits from school districts, cities, colleges and transit agencies. Each figure is tied to a numbered public document, and the sources are available on request.
Why aren't agencies and vendors named?
The point is the pattern, not any one agency or vendor. Every number comes from a public document, and we'll share the sources on request so it can be checked.
How much does implementation usually cost?
In the public contracts we found, implementation ran $49,621–$212,278, and a year of admin support after go-live ran $33,005–$128,376. Migration partners were sometimes a separate contract.
How long do implementations take?
One vendor's own statement of work calls 6–9 months typical. One university system was in design by September 2023 and finished its final migration in March 2025, after two rounds of user testing and a pilot.
Are your prices final?
No. The prices on this site are expected pricing, and nothing is sold during the early preview.
Setup and onboarding
What do we need to send?
The files you already keep: your capital budget workbook, contract PDFs, staff and vendor lists, and a sentence or two about your approval policy. No templates to fill in first.
What if our spreadsheets are messy?
Kipso asks only about what it can't work out, such as two different contract amounts for the same project. You answer those questions, and your finance lead signs off that the totals reconcile before you go live.
Is there an implementation fee?
We don't plan one. Setup, data import, support and the admin assistant are meant to be part of the subscription, with no statement of work and no admin retainer.
Can we practice before going live?
Yes. Every district will get a sandbox, a practice copy you can reset whenever you like, for training and testing new workflows. You can try one now with sample data.
Who do we call if we get stuck?
A real member of our team. Our goal is a fast reply from a real person during business hours.
Who needs to be involved in setup?
Usually four roles: an executive sponsor who agrees the goal and approval policy, an implementation lead who hands over the files and answers Kipso's questions, finance to sign off that the totals reconcile, and IT to review security and the accounting export. At a smaller owner that's often two or three people, which is why setup is mostly automated.
Can we bring our existing data?
Yes. Kipso Bridge reads your spreadsheets, PDFs (scanned ones too), accounting exports and exports from your current system, asks only about the exceptions, loads it into Kipso, checks every field and reconciles to your accounting to the cent. Moving into Kipso is free.
How it works
How do contractors send pay apps?
Today contractors send their AIA G702/G703 pay app as a PDF, and Kipso reads every line and checks it. A contractor portal for submitting pay apps and change requests through a link is in development.
What happens when the AI isn't sure about a pay-app line?
It doesn't guess. Lines it can't match to the schedule of values or an approved change order with confidence come back for a person to match, and nothing is created until they're resolved.
Do we need IT to connect our accounting system?
No IT project to start. Kipso produces a CSV mapped to your system's import format, imported by your finance team, mapped once with your finance team. Live connections to accounting systems are planned, one system at a time.
Can certification go through with problems still open?
No. Certification is blocked while any blocking finding remains. Warnings are the project manager's call, and they can accept or override each suggested fix.
Security and the AI
Where is our data stored?
The demo is hosted on Cloudflare and uses only fictional data. Before you share any real data, we'll put in writing where pilot data is kept and on what terms, and each organization gets its own workspace before the first pilot.
Is our data used to train AI models?
We don't train models on your data. The app sends documents to our AI provider, Anthropic, to produce drafts and checks. When you use Kipso from your own AI assistant, that assistant's own data terms apply.
Can outside AI tools like ChatGPT or Claude reach our data?
Not unless a person turns it on. An outside assistant can connect only after a signed-in person creates a personal access token for themselves, and an admin can switch off the workspace's setup key, the one other way to connect. The assistant then acts only as that person, within their role, and sensitive actions such as approving or certifying are only proposed until the person confirms them in Kipso. Tokens expire within a year, can be revoked at any time, and are revoked automatically when someone is removed. Every change made through an assistant is recorded in the audit log.
Which AI provider processes our data, and what's sent?
Anthropic. Kipso's AI features send what each task needs, such as the pay-app PDF being checked, the setup files you upload or the figures a report is drafted from, to Anthropic's Claude models from our server. We don't train models on your data.
Is Kipso SOC 2 certified?
No, not yet. SOC 2 Type 1 and then Type 2 are planned, with the work starting during pilots, and we'll update the security page as each step is done.
Who can approve and publish?
Only the people your approval policy names, and certification is blocked while blocking problems remain. Approvals, certifications and agent actions are recorded with the person and time in an append-only, hash-chained audit log. Signed-in people are recorded as themselves; actions taken with a workspace's setup key or in the public practice sandbox are recorded under the name given and labelled as not signed in.
What happens to our data if we leave?
It's yours. A self-serve export isn't built yet, so before a pilot we'll agree in writing how you get a full copy of your records and how we delete your data after you leave.
Can we send our security questionnaire?
Yes. Send it with your request and we'll answer it honestly, including "not yet" where that's the answer, with when each gap is scheduled to close.
What does our IT team need to do?
Usually a review, not a project: security and data handling, and the accounting export, a CSV mapped to your system's import format, imported by your finance team. Sign-in is by email link today; single sign-on isn't built yet, so tell us what you use. For moving data in, Kipso Bridge works from exports your teams already produce.
Kipso Bridge
What is Kipso Bridge, and who is it for?
A data migration tool for construction. It reads the files you already have, matches them to the system you're moving to, checks every number, and loads the data or prepares it for loading. It's for owners switching systems, owner's reps and consultants running a migration, implementation partners, and contractors handing data over to an owner.
Which systems can Kipso Bridge move data into?
Into Kipso, loaded and verified, free. Or prepared for the system you already use: project management systems like Kahua, Oracle Unifier, Procore and Trimble Unity Construct, or accounting systems like Infor, PowerSchool, Tyler Munis and Viewpoint Vista. For those, Bridge produces a verified load package for the system's own import tools, a step-by-step import guide and a check after you import. There are no live connections to other systems yet; they may be added later, one system at a time. In the public demo every destination except Kipso is a simulation built from public documentation.
How does Bridge handle messy data?
AI reads your files and proposes each match with a confidence and its reasoning. Anything it isn't sure of comes to a person with its best guess filled in, which you accept or change; it doesn't fill gaps silently. We test it on deliberately messy sample data, like vendors spelled three ways, dates in seven formats, scanned contracts and two versions of the same file, and we keep fixing what those tests turn up. On messy files, expect more questions for you, not fewer checks.
How do you know the data is right?
Three ways. Bridge reads back every field after a load and compares it with what it meant to write. It reconciles totals to the cent by project, contract and funding source, and against your accounting export when you provide one. And everything it couldn't load or wasn't sure of goes on an exceptions list with the reason, so nothing disappears quietly.
Can we undo a load?
Yes, when Bridge does the load, which today means loads into Kipso: every record it writes is tracked, and the whole load can be undone in one step. If you import a load package with another system's own tools, removing it happens in that system, and the package lists every record so you know exactly what went in.
What does it cost?
The dry run and mapping preview are free, and moving into Kipso is free. For other systems we expect a flat price per migration, set by how many records Bridge reads: $2,500 for up to 500, $7,500 for up to 5,000, and a quote above that. If you'd rather not run it yourself, ask us to do it with you. These are expected prices, confirmed with you in writing first.
Is our data private and secure?
Real projects will run in a private workspace with email sign-in, separate from the public demo, and everyone accepts the data agreement before any file is uploaded. Files are stored privately and encrypted at rest by our hosting provider, Cloudflare, and travel over HTTPS. Uploads, loads, undos and downloads go into an audit log that shows whether it has been altered. You choose how long source files are kept, and you can delete everything, with a receipt. Private workspaces for real projects aren't open yet; they're available by invitation under a signed agreement. Talk to us before sending real files, and please don't upload confidential data to the public demo.
What doesn't Bridge do yet?
It doesn't load live into any system except Kipso yet: every other destination gets a verified load package for its own import tools, with an import guide and a check after you import, and live connections may be added later. Private workspaces for real projects aren't open yet, and two-factor sign-in, malware scanning of uploads and a choice of where your data is stored aren't built. We haven't run a customer migration yet. We'll tell you plainly what applies to your migration before you pay for anything.
What files can I bring?
Spreadsheets (Excel and CSV), PDFs including scanned contracts and pay applications, accounting and ERP exports, and exports from the system you're leaving. You don't need to clean them up first. Excel workbooks are read one sheet at a time, so put the data on the first tab or send that tab as a CSV.
What's a load package?
Your data, cleaned, mapped to the destination's own field names and checked, ready for that system's import tools. It includes an import guide for that system with this load's exact counts and totals, a manifest of every record, the mapping and every decision, and a list of exceptions. After you import, upload your system's exports and Bridge checks every field and total.
What happens if the destination rejects a record?
You get a plain-language card for each rejected record saying what was refused and why. Apply the fix that system expects and retry just that record, or skip it for now with an owner, and it becomes an open item in the handover. Fixes are remembered as learned rules for that destination, so the next run applies them before loading.
Who approves what gets loaded?
Your team. The AI proposes the mapping, people answer the exceptions, totals have to reconcile, and a named person signs off on a dry run before anything loads.
How long does a migration take?
We're designing it to take days, not months: reading and matching take minutes, and the rest depends on how much data you have and how quickly your team answers the exceptions. We haven't run a customer migration yet.
Does the AI train on our data?
No. Bridge uses Anthropic's API to read documents and suggest matches. Under Anthropic's commercial terms, data sent through its API isn't used to train its models by default, and we don't train models on your data either. The privacy notice has the details.
Do you work with implementation partners?
Yes. Partners and owner's reps can use Bridge for the reading, mapping and reconciliation on their clients' migrations at a flat price per migration, or use its read-back and reconciliation reports as an independent check on a migration done another way.
Do we need our IT team?
Usually not. For a file-based migration, exports from your current systems and the files your team already keeps are enough. IT may be needed later for live connections to other systems, which may be added later.
Can our finance team sign off on the migration?
Yes, and we recommend it. Bridge reconciles budgets, commitments, change orders and payments to your accounting to the cent, by project, contract and fund, and lists every difference, so your controller or budget analyst can confirm the numbers match the books before go-live.
Compared with other options
How is Kipso different from an enterprise project system?
Enterprise systems usually start with an implementation project, $49,621–$212,278 in public contracts, and charge for admin support after go-live. Kipso sets itself up from your files and includes setup, admin and the AI in a published price.
What does Kipso not do?
It's focused on the change-order-to-payment loop, forecasting and reporting. It imports schedule milestones from your scheduler and works alongside your document tools rather than replacing them, and it doesn't cover facilities or work orders.
Can we run it alongside our current system?
The plan is that you'll be able to run one project in parallel before you decide, using an export of your current system plus your workbooks.
Where do the enterprise figures come from?
From public school-board and agency contract records, board packets and audits, summarized on our page about what implementation really costs. Sources are available on request, and individual products differ.
For school districts
Can it handle more than one funding source?
Yes. Bond series, state matching funds and local reserves are tracked separately, each with its own rules. If a fund can't pay for change orders, Kipso won't let it.
How many people can use it?
Users are unlimited, including contractors and consultants, so everyone who touches a project can be in it.
What does the board get?
A monthly board and bond-oversight report with budget, commitments, forecast, contingency and fund usage, plus a drafted plain-language summary for you to review.
We already use a project management system. Can we switch?
Districts often switch at contract renewal. Kipso sets itself up from an export of your current system plus your workbooks, and the plan is that you'll be able to run one project in parallel before you decide.
Do contractors need an account?
No. Today contractors send pay apps as PDFs, which Kipso reads and checks. A contractor portal that works through a link is in development.
What does it cost for a district our size?
It's free to try during the early preview. We expect to price it by annual capital spend, everything included: $2,000 a month for programs spending up to $10M a year, $3,000 for $10M–25M, and $4,000 for $25M–50M. That's our plan, not an offer.
Who writes the monthly bond updates?
Kipso drafts each project's update from approved figures. Your staff can edit it or send it back, and only the project's PM or the director can approve it for publication.
What's kept off the public page?
The drafting rules keep out change-order negotiations, pay-app findings and staff names, and staff review every update before it's published. The page shows published text and headline figures only.
Can the public page reach our project data?
No. The page is server-rendered HTML with no scripts. It shows only text your staff published and headline figures, and nothing else from your workspace is sent to it.
Can we add photos of the work?
Photos on the bond page are planned. Today the page shows status, percent complete, budget, spending, expected completion and the latest approved update.
Does it match what the oversight committee sees?
Yes. The public page and the monthly board and bond-oversight report are built from the same approved figures, so they always agree.
For cities, colleges, hospitals and private owners
Is there a demo for a city or county?
The demo is a fictional school district, Cedar Ridge Unified. The way it handles budgets, contractor bills, approvals and reports is the same for a city or county, so it's a good way to see how it works.
Can it handle grants and utility funds?
Yes. Each funding source is tracked separately, with rules for what it can pay for, so a grant or a utility fund only pays for what it's allowed to.
How is it priced?
It's free during the early preview. We expect to price it by annual construction spend, with unlimited users, the same for any owner.
Is there a demo for a college or university?
The demo is a fictional school district, Cedar Ridge Unified. Budgets, contractor bills, approvals and reports work the same way for a campus, so it's a good way to see how it works.
Can it report to our trustees?
Yes. The monthly report covers budget, commitments, forecast and contingency, with a drafted summary your team reviews first.
Does it handle patient data?
No. Kipso manages construction project data like budgets, contracts and pay apps. It isn't built to hold patient information, so please keep that out of it.
Is there a demo for a hospital?
The demo is a fictional school district, Cedar Ridge Unified. Budgets, contractor bills and approvals work the same way for a hospital, so it's a good way to see how it works.
Do we have to use the bond and board features?
No. Those are for public owners. Private owners get a simpler setup with the same budgets, contractor bills, change orders and approvals, and a monthly owner report.
Can an owner's rep run it for a client?
Yes. Owner's reps can run Kipso on an owner's behalf, with the owner keeping its own data.
For partners
Do you compete with partners?
No. Bridge is built to be the tool partners use for their clients' migrations, and you keep the client relationship and the billing.
Can our team use it under our own brand?
Your firm stays in front of the client, and we can run migrations as your back office. Co-branded handover reports are planned, not built yet; tell us what you need and we'll shape it with you.
How is client data handled?
Client projects will run in a private Bridge workspace with email sign-in. Everyone accepts the data agreement before any file is uploaded, every upload, load and download goes into an audit log, and source files are deleted on the schedule you set or when you ask, with a receipt. We don't train AI models on client data. Private workspaces for real projects aren't open yet; they're available by invitation under a signed agreement.
Which systems can we migrate clients into?
Kipso, loaded and verified, or the system your client already uses: project management systems like Kahua, Oracle Unifier, Procore and Trimble Unity Construct, or accounting systems like Infor, PowerSchool, Tyler Munis and Viewpoint Vista. For those, Bridge produces a verified load package for the system's own import tools, an import guide and a check after you import. There are no live connections to other systems yet.
